For Sale By Owner Seller FREE Resource Email/Text Drip Plan

This drip is designed to convert FSBO leads once you've already established contact with them. This drip is composed of highly valuable emails that help FSBO's sell their home on their own with text message and call scripts follow up. The goal of this drip is to give the FSBO so much value, that the second they consider giving up. They will beg to list with you.

IMPORTANT: I NEVER try to sell a FSBO on my services. Instead I focus on providing value on a regular basis until they decide to list with me. When I first call a FSBO, I ask them if I can see their home as I have a buyer that might be interested (This is also a great opportunity to tell buyers you have access to off market listings). Most FSBO’s say yes and this is a great opportunity to offer to host a “free” open house or other resources.

Once I establish contact with the FSBO I put all For Sale By Owners on this program. Even if I do or don’t do an Open House at their Property.

 

Call/Task Drip:

-Call Schedule: I call Every 21 Days for 7 Call Attempts, Then every 180 days for 3 Call Attempts. Entire call/task follow up campaign should run for a total of 23 months. I proceed with these calls until the FSBO either successfully sells their Home, decides to List their Home with me as their Realtor or decides to not sell their home, which in that case, I try to identify their future goals/time frames and add on the appropriate seller lead timeframe call/task drip follow up campaign.

IMPORTANT: 92% of FSBO’s are not successful at selling, but they need time for self realization that they need to try an alternative path. My goal is to build a relationship and trust overtime.

Script (remember, this is a follow up script, they already know that I am not here to sell them and I am here to support/help):

“Hi (their name), (your name) here with (your brokerage)… I wanted to check in and see how everything is going with your home, see if you have any questions for me and see if there is anything I can do to help? (I let them respond and I try to get them talking and again, I just focus on the connection… Then I end each call like this)… As always it is a pleasure to talk to you and again, if you need anything, any market info, if you have any contract questions, need help with any Contractors or Vendors or anything else that you can use my help with.. Please do not hesitate to call, email or text me anytime… You have my contact info and I will continue to follow up every few weeks, but again, please do not hesitate to reach out! Have an amazing day!”

OK, so the next step now that your home is prepped properly and you have great marketing photos is now to advertise your home. The most powerful place to market your home is on the Internet.

95% of Home Buyers are starting and eventually finding their homes online. You need to make sure your home is advertised on as many websites as you can get it on. Some are free and some are paid. But it is critical to have a strong online presences.

 

How To Write Ads That Get Results: 

  1. List at least the 6 BEST Features of Your Home. The features that made you decide to buy your home. More likely than not, the buyer will fall in love with your home for the same reasons you did.
  2. For your “Headline”, use verbiage that grabs attention. The point of the headline is to create curiosity and to get them to ready the description. Line 1 exists to get them to read line 2 and so on.
  3. Be brief in your descriptions, again the descriptions exist to create curiosity to get them to take action.
  4. Do not over exaggerate and keep the description focused on the 6 features listed above.
  5. Always have a call to action (see below for examples).
  6. Photos are 60%+ the success of your ads. Use great photos!.
  7. People want to know the main features. But remember only share enough to create curiosity.

Example Ads:

  Facebook Ad:  “Check Out This AMAZING 4 Bedroom, 3 Bathroom, 2,800 Sq.ft Home, Fully Upgraded Home That is Priced To Sell! To See Photos, Info, Price & More Click Here: (insert link) (The text would be right above a great photo and you would drive them to a website dedicated to your property.)

  Newspaper Ad: “AMAZING 4 Bedroom, 3 Bathroom, 2,800 Sq.ft Home featuring a 3 car garage, swimming pool, 20 inch upgraded tile, granite counters, stainless appliances, open great room, split floor plan and more! Home is Priced To Sell. Call for Price, More Info and To Schedule a Showing (Your name and number)”

Subject: How To Answer Buyer Questions Effectively

Body:

Howdy! I hope your day is going amazing and I hope you have found the information I have sent so far helpful!

Again, if you have questions please feel free to reach out! As stated in the first email, I will not beg you for your listing or even ask for it. I offer all these tips, resources, free reports, etc… to help you be successful at selling your home on your own. All I ask in return is that if for some reason you ever decide to hire a Realtor that you give me an opportunity to Interview for the Job.

OK, so what I wanted to talk about today and send you are some effective ways to talk to and answer questions with “Potential Home Buyers”.

 

ANSWERING INQUIRIES 

  1. To generate more buyer inquiries, don’t put everything about your property in the ad. Remember we want to create “Curiosity” so they will reach out to you with questions.
  2. It is important to understand that your “Sole Objective” with the buyer inquiries is to get the potential buyer interested in setting up an appointment with you to see your home.
  3. Change your voicemail to something like “Hi this is (Your Name) the Owner of the Home on Main St. If you are calling for information about the property please leave your name, number and a detailed message and I will return your call as soon as possible. You can also text me at this same number if that is more convenient for you. Thanks and have a great day.”
  4. If you miss a call and you do not know the number. Make sure to call it back as soon as possible. Most people will NOT leave voicemails. Call back asap, assume it is a potential buyer, call back and say “Hi this is (Your Name) the Owner Selling (Your Street Name), I missed your call and wanted to call back to answer any questions”…. Now some inquiries will not be about your home and you may feel silly if they do not know what you are talking about. But that is OK, it is more important to take every inquiry seriously, it only takes 1 Buyer to get a top dollar offer!
  5. If you are running ads, make sure you are available to answer those inquiries. Especially at “Peak Times” which are M-F 7am – 9am and 4pm -8pm and especially on the weekends from 8am – 5pm.
  6. Always thank the person for calling about your house. It is a friendly ice breaker into the conversation. “First off, thank you so much for calling about my Home…. What questions can I answer for you?”.
  7. Always try to get their contact information to follow up with them: “What did you say your name was again?” “Just in case we drop the call, what is the best number to reach you at?” “What is your best email, I can send you some additional information and photos?”. A lot of inquiries may just be starting the process. You want to be able to stay in touch with them (that is coming in the next email so make sure to watch out for that one).
  8. IMPORTANT! Consumers do not like “Salespeople”. You are now a “Salesperson” to them, so you want to make them feel comfortable. Stress things like “Zero Pressure” and be patient with them. Answer their questions. Understand they may just be starting the process and not ready to schedule a showing or put in an offer today. (Again be on the lookout for the next email with the best ways to stay in touch with potential buyers). Sample script to make them feel comfortable: “I know when looking at homes, we do not like to be pressured and I want you to know I can’t stand being pressured either! That is one of the reasons I am selling my home without a Realtor as I don’t like the Salesmen approach. Any questions you have or if you would like to set a time to come look at the property, I want you to know that I am not a high pressure person and will never try to pressure you to making an offer or doing anything you don’t want to do. Just gives you a chance to look at the home, if it meets your needs, great, if not that is OK to, I 100% understand. Would you like to set a time to come see the home?”

*Important, like stated in item number 2 above, the sole objective is to schedule a showing. Real estate is a numbers game. The more people you get through your home, the higher your chances of getting a top dollar offer.

Day 19, Email 5…

Subject: How To Stay In Touch With Potential Buyers “The Fortune Is In The Follow Up”…

Body: As promised in the last email on “How To Effectively Answer Buyer Inquiries”, here is the email with how to stay in touch effectively after your conversation and or showing.

IMPORTANT NOTE: Buyers view and average of 12 homes before putting in an offer. So you must be patient with them, but at the same time have an effective way to stay in touch.

Here is an easy way to stay in touch with them:

Step 1: Make a list of all potential buyer inquiries. If you need a “Guest Registry” to do this, just reply back and ask me to send you one and I will do so (it is a document to track all of this and stay organized).

Step 2: I recommend calling, texting and emailing. Everyone responds and likes to communicate differently. And, just because we may prefer a way of communication does not mean that is what they prefer. For example, today 98% of text messages are opened and read but only 11% of emails. To ensure you do not miss out on a potential buyer, I recommend doing all of the above.

Step 3: Have the same follow up system for each and a way to track them. Systems are the key to doing this. I will give you some examples below.

Step 4: Follow up at a minimum of every other week. Inform them every time you are having an Open House (if you choose to do so, some resources coming soon on that too) or any changes like a price reduction.

Step 5: This is 100% up to you, as it is your house and of course you are in full control. But it is important to know that 89% of Buyers are working with “Realtors”, remember it is free for a buyer to work with a Realtor so the vast majority do. You may want to (I personally would recommend it), let them know that if they have a Realtor, you are willing to pay the Realtors Commissions. I know you are trying to avoid them, and hopefully you won’t have to pay them, but even if you did, you are still saving 50% of the fee’s compared to if you listed with a Realtor. But again, that is just something to think about and maybe consider.

Step 6: Go into your email and create a “Folder” for all inquiries and emails that come in on your home. Place all communications inside that folder so you always know where to go, they are in one place and organized.

Step 7: I recommend having or creating a Gmail account. It is 100% free and then you have access to some really cool free tools to help in the process. See the tools below and how they can help:

       Tool 1: Boomerang. This is a free Gmail App you install in your email. When sending an email you can set the “Boomerang” on that email to come back to you, if the other person does not reply to your email, and it will provide a reminder (Example, you send an email and set the Boomerang for 48 hours. If they do not reply to your email within 48 hours it will come back to you and let you know they did not respond. It is a quick and free reminder system and has a free version).

     Tool 2: Google Drive. Inside Google Drive are “Google Sheets” which are essentially online excel sheets. I recommend putting each potential buyer in there: Their Name, Their Number, Their Email and then you can track what communication you sent on what date.

Step 8: How To Follow Up Properly & How Often. Remember the goal is to get communication to happen. All phone calls and text messages exist until you can get them communicating and find out what their interest level is. Here is a good sample process to follow:

   -1 day after the showing:  Step 1 “Follow Up Call 1”…. This is just a friendly check in…. If they answer: 

“Hi (their name), this is (your name) the homeowner at (your address), I just wanted to follow up to see if you had any more questions for me at this time or to see if you would like to set up another time to view the home?”  See what they say, and make notes on their response… If they say “Not Interested”… still ask for their permission to stay in touch “I 100% understand and appreciate your time. Would you mind if I emailed you some updates on the home just in case you have any Friends, Family Members or Coworkers who may be interested?”  A lot of people will say yes, just to get you off the phone….

  -If No Answer: “This is (your name), give me a call on my cell when you have a second, thanks”….  With voicemails you want to create curiosity so they call back…

-3 days after the showing Text Message (Only send if you have not heard back from them): “Hi this is (your name), the owner of (your address), I just wanted to follow up first to say thank you for stopping by to view my home and second to see if you have any questions for me at this time?”

-5 days after the showing call #2:  “Hi (their name), this is (your name) the homeowner at (your address), I just wanted to follow up to see if you had any more questions for me at this time or to see if you would like to set up another time to view the home?”  See what they say, and make notes on their response… If they say “Not Interested”… still ask for their permission to stay in touch “I 100% understand and appreciate your time. Would you mind if I emailed you some updates on the home just in case you have any Friends, Family Members or Coworkers who may be interested?”  A lot of people will say yes, just to get you off the phone….

  -If No Answer: “This is (your name), give me a call on my cell when you have a second, thanks”….  With voicemails you want to create curiosity so they call back…

-8 days after the showing Text Message # 2 (again only if no communication has happened): “Hi this is (your name), the owner of (your address), I have left a few messages. I wanted to make sure you got them and see if you had any questions and/or if you still have any interest? If you need anything please reach out anytime!”

-10 days after the showing I would send email #1 and then email at a minimum every 2 weeks. If you have a lot of emails you can put your email address in the “To Field” and then add all their addresses together in the “BCC Field”. They won’t be able to see each others emails and this can save a ton of time, if you go this route do not make the email personalized. For example “I wanted to send a quick update to let you know we will be doing an Open House this weekend on Saturday…..”

*The most important part is to just stay in touch. Some people may ask to be removed, some may even get a little angry, but most will be OK with it. It is critical to remember that it can take some time for home buyers to decide which is the best route for them to go. You want to make sure you are staying in touch and staying front of mind.

Subject: How To Do Effective Open Houses…

Body: I hope you are having a great day and week and I hope you are finding this information helpful!

Today I wanted to talk about doing effective open houses. With not having your home listed with a Realtor, remember 89% of Buyers are working with Realtors, it is important to do everything you can to get exposure.

A great way to do that is to do “Open Houses”, and like anything there is a wrong way and a right way.

Step #1, 90% of those that come to “Open Houses” say they came because they saw the signs. So it is important to get as many signs out that you are allowed to and that you can afford. With that being said, I recommend you go to your “Cities Website” and see what their “Open House Sign Ordinance” is. It may be quicker to call. If you break the rules you can risk getting fined.

*You can usually get signs from your local Home Improvement Stores or online at sites like www.SignsOnTheCheap.com (make sure to get 2 sided open house signs).

Step #2: You want to make sure to get as many people as you can to “Sign In” at your Open House. Here are the most effective ways to do that (This way you can follow up):

     -Tape a sign on your Front Door that states something like “For Security Purposes The Seller Requests Everyone To Sign In”. (If you want a copy of my sign, let me know and I will email you a copy).

     -Within a few feet of the front door, set up a card table, put on a nice table cloth with another sign (identical to the one taped on your front door). Next to the sign have a “Guest Registry” for them to sign in with all their complete contact information (same thing here, if you need a copy let me know and I will email you one).

    -Have a Property Flyer with a few photos, main property features, price and if you are able, list the monthly mortgage payment amounts. You can reach out to a Local Lender and get this information. (If you need, I can connect you with my Preferred Lender and they will help you get this information, just let me know).

  *The sign in sheet also serves as a “Safety Precaution”, this way you know who is in your home. If they refuse to sign in that can be a “Red Flag” and there is nothing wrong with telling them they can’t see your home if they don’t register. Now some won’t want to register as they don’t want to get “Spammed”, in that case I would say: “I 100% understand and respect that, I will absolutely not spam you or send you any follow up info, however I do need you to sign in for safety precautions.”

Step # 3: People will naturally feel uncomfortable with you being there due to the fact you are the Homeowner. So you must go out of your way to make them feel comfortable: “I know it can be awkward having the “Owner” here when touring the property, I don’t want you to feel uncomfortable at all… Please feel free to ask any questions, there is zero pressure and I promise I will not take offense to any questions and/or comments. I am just here to answer any questions you may have..”

Step # 4: This also applies to all home showings and tours… You must remove your emotions from the process. I understand this is your home and this is way easier said than done, but respect their questions and feedback. Think of it this way, if they have negative feedback, others may have that same feedback too, this gives you an opportunity to try and fix, correct/overcome any of those issues. Your job is to “Overcome Obstacles” and try to get a top dollar offer for your home.

Step #5: Hide all valuables including medicine. Open houses can get busy and you may not be able to keep an eye on everyone. Make sure all valuables and medications are stored away in safe places.

Step #6: Don’t be afraid to ask about their interest level after they have toured your home: “So what do you think of the home? Does it meet your needs?”

Step #7: “The Fortune Is In The Follow Up”… Make sure you are following up as discussed in the past email.

Subject: How To Make Sure The Buyer Is Pre-qualified to Buy Your Home…

Body: This will be a much shorter email than some of the others, but is absolutely critical.

If you find a Buyer that is looking to put in an offer for your home it is absolutely crucial that you make sure they are “Qualified” to do so….

The Buyer will fall under 1 of 2 Options…. They will be paying Cash or they will be needing to obtain a Loan… either way you need proof.

If paying cash, ask for “Proof of Funds”, this can be a Bank Statement, tell them they can black out their account numbers, but you want to see their Bank Name, Their Name and The Total Amount of Funds in The Account. If they are not willing to provide that, that can be a big “Red Flag”….

If obtaining a loan, ask for a “Prequalification Letter” from their Lender. This document will show the loan type and loan amount they qualify for. I also recommend, once you have the document, that you personally call the Lender and verify that they are truly qualified.

Whichever route they are going, I would get this documentation before signing any offers.
