These follow up call/tasks drips are on one document, however inside my CRM, I have them set up as 2 separate drip/task campaigns:

-7 Day After Close Check In Call With Your Buyer:

“Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home? Is there anything you need? Remember if you ever need any Vendors or if anything ever comes up, please do not hesitate to reach out!”

If they don’t answer leave a voicemail: Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home and see if there is anything that you need. Please feel free to reach out to me anytime if you need anything. Have an amazing day!”

If no answer after the voicemail send a video text: “Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home and see if you need anything, if you need anything, any help finding vendors, contractors, are anything at all, I am here, so please do not hesitate to reach out. Have an amazing day!”

 

-30 Day After Close Check In Call With Your Buyer:

“Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home? Is there anything you need? Remember if you ever need any Vendors or if anything ever comes up, please do not hesitate to reach out!”

If they don’t answer leave a voicemail: Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home and see if there is anything that you need. Please feel free to reach out to me anytime if you need anything. Have an amazing day!”

If no answer after the voicemail send a video text: “Hi (their name), this is (your name), I wanted to check in and see how everything is going, how is everything with your new home and see if you need anything, if you need anything, any help finding vendors, contractors, are anything at all, I am here, so please do not hesitate to reach out. Have an amazing day!”

 

-90 Day After Close Check In Call With Your Buyer (I repeat this call every 90 Days with my Past Clients. My CRM Tasking system I have it set to follow up with everyone for 20 years).

“Hi (their name), this is (your name) with (your company)… I was just thinking about you and wanted to give you a quick call to see how everything is going… How is life? How is the Family? How is work going?” (we want to ask questions that show we are interested in them, talk about you as little as possible)… If they ask how you are doing be brief, for example “I am doing great, the Family is great, the Real Estate Business is going amazing…. thank you for asking, it truly means a lot.” (The goal is to be brief and keep the conversation about them)…. Then the POWER in the call is the end… Here is how we recommend to end the conversation: “While I have you on the phone, I wanted to take a quick second to thank you for everything you do for me. By being successful in real estate allows me to create opportunities for myself and my Family and I would never be able to create those opportunities if it was not for my amazing Clients like you… not just the business you have done with me, but also all the referrals you send my way, it truly means a lot! I want you to know that if there is anything I can ever do for you please let me know, I don’t care what it is, I am here to be your Realtor, Resource and Friend for life, so if you need anything please never hesitate to reach out. Speaking of that, while we are here on the phone together, is there anything I can do now?”….   

If No Answer leave a Voicemail: “Hi (their name), this is (your name) with (your company)… I was just thinking about you and wanted to give you a quick call to see how everything is going… I hope all is well and if you need anything please feel free to reach out anytime. Have a great day!”

Then Follow that up immediately with a video text message:  “Hi (their name), this is (your name) with (your company)… I was just thinking about you and wanted to give you a shoot you a quick video text message to say Hello… I hope everything’s going great and if you ever need anything please feel free to reach out anytime. Have a great day and hope to connect soon!”

 

Seller Past Client Follow Up

-7 Days Post Closing Check In Call to make sure everything is OK, thank them and see if they need anything:

“Hi (their name), this is (your name), I wanted to reach out and thank you again for the opportunity to help you sell your home!  I also wanted to check in to make sure everything is going well and see if there is anything you need from me at this time?”

If they don’t answer leave a voicemail: “Hi (their name), this is (your name), I wanted to reach out and thank you again for the opportunity to help you sell your home!  I also wanted to check in to make sure everything is going well and see if there is anything you need from me at this time? Please feel free to call, email or text me anytime if you need anything. Thanks again and have an amazing day!”

If no answer after the voicemail send a video text: “Hi (their name), this is (your name), I wanted to send a quick video text and thank you again for the opportunity to help you sell your home!  I also wanted to check in to make sure everything is going well and see if there is anything you need from me at this time? Please feel free to call, email or text me anytime if you need anything. Thanks again and have an amazing day!”

 

-30 Days Post Closing Check In Cal to make sure everything is OK…

“Hi (their name), this is (your name), today marks 30 days from when your home sold…  so I wanted to reach out and just check in to see how everything is going and see if there is anything you need from me?”

If they don’t answer leave a voicemail: “Hi (their name), this is (your name), today marks 30 days from when your home sold…  so I wanted to reach out and just check in to see how everything is going and see if there is anything you need from me?”

 Please feel free to call, email or text me anytime if you need anything. Thanks again and have an amazing day!”

If no answer after the voicemail send a video text: “Hi (their name), this is (your name), I wanted to send a quick video text as today marks 30 days from when your home sold…  so I wanted to reach out and just check in to see how everything is going and see if there is anything you need from me?” Please feel free to call, email or text me anytime if you need anything. Thanks again and have an amazing day!”
