Here are the main Goals with this follow up call…
#1: Focus on the Human Connection…
#2: Ask if there is anything you can do to help and support with their Real Estate Needs (Remember people want information, want to do their research, but do not want to be sold, so look for ways to add value, be a resource, without trying to sell them)..
#3: If not done so already, establish their time frame… (once time frame is established, add the appropriate call tasking time frame follow up drip and cancel this current drip).
#4: If their time frame is to buy in less than 6 months, try to set an Appointment for the Agent… (see below appointment setting script).
#5: Ask permission to follow up and ask when a good time to follow up in the future would be (add a manual task for the follow up and always cut that time frame in half)..
Example:
“Hi (their name), this is (your name) with (your company)… I wanted to check in and see how you are doing, how is your week going?
Is there anything I can do to assist with you with Real Estate needs at this time?
I know you are just browsing, however, if you had to give your best guess on when you might be looking to buy (or sell) in the future, when do you think that would be, within 6 months, 1 year, 2 years, 5 years… What would you say your best guess would be?
Thank you so much for taking the time to speak with me today, it truly means a lot! I will continue to checking in from time to time, but I don’t want to bug you too much either… when do you think would be a good time for me to follow up in the future? (if they don’t know or pause/hesitate, always ask if it would be ago to check in within a couple months)… In the meantime, if you need anything, please feel free to reach out anytime! Thanks again and have an amazing day!”
Buyer Appointment Setting Script:
“I find the next best step is to set a time for us to meet in person so I can better understand your real estate goals, answer all your questions, go through the buying process, how you are protected and areas you are at risk, along with what your monetary investment into the process is, my actual commission is paid by the Seller, even though I am 100% here to look out for your best interest and fully represent you, the Seller still pays both the Listing and Buyer Realtors Commission…however there are some monetary investments into the purchase for example appraisals and home inspections, so I like to make sure you are 100% educated on the home buying process to ensure you are making the best decision for yourself and your family.
There is absolutely no pressure, hassle or obligation, the sole purpose is to provide you with all the necessary information to make the best decision for yourself and your family and sometimes we find that the best decision is not to purchase right now and that is OK. We value our clients time so we are more than willing to come to your current residence or if you have a local coffee shop you would like to meet at we can do that as well, I have a couple times this week at (Give at least 2 to 3 Options): ____________, which one of those times works best for you?”

Drip Email 4/ Day # 8
Subject Line: Are you paying Cash or Obtaining a Loan?
Body:
I hope you are having an amazing day and week! OK, so what is the next best step in the Home Buying Process? Glad you asked… 🙂
The first step is deciding if you will be paying cash or obtaining a loan…. Even if you are 12 months out from wanting to buy, it is still a great idea to start this process and here is why:
#1: Based on what you are comfortable with in regards to your monthly house payment, they will be able to tell you exactly what price point to look at…
#2: They can give tips and tricks on things to do to get your credit score up, even if you have amazing credit, there are always little things to do to increase it that could end up saving you thousands of dollars in the future.
#3: If for some reason you can’t qualify at this time, they can tell you exactly what you need to do in order to get yourself in a position to purchase in the future so you can start working on those steps right away..
#4: In order to put an offer in on a house, once you are ready to do so, you have to have a “Pre-Qualification Letter” or “Proof of Funds if paying Cash” with the initial offer, otherwise your offer will get immediately rejected…
*IMPORTANT… When talking with a Lender there is no obligation, no hassle and no pressure… if you do not have a Lender you know/trust, let me know, I work closely with some amazing local Lenders who do an amazing job and I can get you in touch asap…
Again, if you need anything please feel free to call, text or email me anytime! Have a great day!
Sincerely,
Your Realtor

Drip Email 5/ Day 12
Subject: {Important} Never Feel Pressured To Pay More For Your Home…
Body:
I hope you are having a great week! OK sorry, you may be getting sick of me saying that… I haven’t figured out a better way to start an email as of yet… so I just start with that…
But I do always hope you are having a great week!
So in the last email we discussed the importance of speaking with a Lender as soon as possible… Not sure if you have yet or not, but either way I wanted to discuss something that is absolutely critical…
Unfortunately I see this happen in the Real Estate Industry and I want to make sure it does not happen to you… which is paying more for a home than you are comfortable with…
You may get qualified for a payment amount that is more than you are truly comfortable paying when it comes to your monthly payments and the home buying process can become a very emotional process so with my Clients I always like to have an open conversation about this…
I know nobody likes the word “Budget” but it is an important word to talk about in this process… It is really important to know your true cost of living… I recommend you make a list of all your current expenses and don’t leave anything out (below is a sample list to give you some ideas)…
You know how much money you bring home after taxes each paycheck, then start deducting your personal expenses and this will help to see what a comfortable mortgage payment will be.
Sample Personal Expense List:
- Car Payment
- Gas for Vehicles
- Car Insurance
- Cell Phone Payment
- Utilities (Gas, Power, Water, Cable, etc..)
- Groceries
- Eating Out/Entertainment
- Student Loans
- Yearly Clothing Expense
- Kids Schooling/Sports/Activities
- Insurance
*The list can go on and on… but it is important to know these numbers so again we can budget correctly… And the cool part about doing these is sometimes we discover areas where we are wasting money and we can give those the cut…
I hope you find this helpful and please let me know if you have any questions or need anything! Feel free to call, text or email me anytime!
Sincerely,
Your Realtor

Drip Email 6/ Day 17
Subject: How Much Money $$ Does It Take To Buy a Home..
Body:
As always I hope you are having an amazing day and week! 🙂
So I wanted to shoot you a quick email talking about some of the costs that go into buying your next home…
Again, my fee’s are 100% FREE to you, so you will not need to worry about paying a commission…. So then what other fees are you going to have?
#1: Loan Down Payment. This depends on the type of Mortgage Program you and your Lender decide are best for you. We see down payments anywhere from 0% (programs like VA Loans) to 20% down payment conventional loans and everywhere in between… If you haven’t already I recommend talking to a Lender ASAP to see which program is the best fit for you…
#2: Earnest Money Deposit. This is a “Good Faith” up front deposit that will be applied to your down payment or closings costs (depending on your loan type we have some clients that get this back at close)…. But this is an immediate deposit, due upon contract acceptance to show you are serious about purchasing this home.
#3: Appraisal fee… this is another up front cost the Lender will charge for a property appraisal which is a mandate on any home that is being purchased with a loan.
#4: Inspections… we highly recommend we have the home inspected properly, by a professional to ensure the home is in acceptable condition to you..
Now these costs vary based on the purchase price, size, location, age and other variables…. However if you would like, I can get you a pretty close estimate if you can give me a few details:
1.What price point are you looking to stay within? 2: What square foot range/size of home are you looking for? 3: What Cities/Zip codes are you looking to be in? 4: Any special features you are looking for in your next home (Pool, etc..)?
If you can reply back with that info, I can get you a much better estimated breakdown of those costs, when they are due in the process, etc…
I hope this helps and as always please feel free to reach out anytime! Thanks again!

Next 18 Calls To Be Scheduled Every 21 Days. Set The Task To Automatically Populate Your Task Queue/Calendar Every 21 Days (this takes the call tasks out for one full year):
IMPORTANT: Only perform the follow up call if no timeline is established on when they might Buy in the future (if timeline is established, then add that appropriate drip and cancel this one).
*If They Answer (Use The Goals & Example Scripts Below)… If they don’t answer Leave this Voicemail, followed by the below Video Text Message:
If no answer leave a voicemail: “Hi (their name), this is (your name) with (your company), I wanted to do a courtesy check in call to see how everything is going, see how the property searches are going and see if you have any questions for me at this time? Please feel free to give me a call back or you can text or email me anytime to if you need anything, whichever works best for you. Have an amazing day!”
If no answer also send a video text message from your cell: “Hi (their name), this is (your name) with (your company), I wanted to do a courtesy check in video text to see how everything is going, see how the property searches are going and see if you have any questions for me at this time? Please feel free to give me a call back or you can text or email me anytime to if you need anything, whichever works best for you. Have an amazing day!”
If They Answer The Phone:

Subject: What is your favorite Restaurant?
Body:
Howdy! I hope you are having a great day and week! So over the past few weeks we have discussed quite a bit in the home buying process… BUT, I wanted to talk today about something I see get overlooked in the home buying process, which is “Lifestyle”…
Now I am not saying this is everything, but it is something important to think about and consider… So you bought a new house, but you are not going to be spending all your time inside your house… another thing that is important to think about when finding your next home is your overall lifestyle.
-What do you like to do on your weekends?
-What are your favorite places to eat out at?
-What recreational activities do you like to do?
-What do you like to do for fun?
For example, if you like to work out… well what type of facility to you like and is there one in close proximity to where you are currently looking to purchase your next home…
Remember, I am here to help and support you at accomplishing your Real Estate Goals, so whatever you need, please feel free to reach out anytime if there is anything you need! Let me know what is important to you, what you need and I will do everything I can to help you find it.
Thanks again and as always feel free to reach out anytime if you need anything!
Sincerely,

I highly recommend we set a time for to meet in person. This can be at your current residence, I can meet you on your lunch break at work, your favorite local coffee shop or my office… I honor and respect your time, so whatever is easiest and most convenient for you…
**IMPORTANT** Please know that we have an absolute no pressure policy, so there is zero pressure, no hassle and no obligation!
I know it can be scary to meet with the “Salesperson”, it can feel like stepping on the car lot to buy a new car and we all know what that experience is like… That is not how we operate, I treat others how I want to be treated, and I can’t stand high pressure sales…
The sole purpose of meeting is to discuss your goals and needs so I know exactly what those are as well as go through the process of purchasing your next home step by step so you have all the information you need to make the decision for yourself and your Family.

Subject: The Showing Home Process…
Body: I hope you are having a fantastic day and week! I wanted to talk to you about the “Showing Process”…. And what to expect.
OK, so you’re ready to start viewing homes, what is the best way to do that and what should you expect?
#1: Eliminate… First we will want to spend some time together in front of the computer eliminating all homes that do not meet your criteria.
#2: I recommend narrowing it down to 8 max homes to view for that day. Looking at more than 8 in one day is difficult mentally, they all start looking the same, it becomes hard to remember specific details, etc…
#3: Once we view a property, before we go to the next, we have a survey for you to fill out that helps you “Grade” that house based on your needs, which we have found to be critical when showing multiple homes in a day. It ensures your needs and criteria are being met.
*Again it is important to have your “Pre-Qualification” letter ready from your Lender during the showing process as if you do find “The Home”, we will need to submit the offer along with that letter for your offer to be reviewed by the Seller.
If you want to set up a time to go view some homes or if you have any questions or need anything, I am here to help and support in anyway I can. Please never hesitate to call, text or email me anytime!
Sincerely,

Subject: Why Should you Buy vs. Rent a Home…
Body: You may be asking yourself… “Should I rent or buy my next home?”…
Just in case you are I wanted to share some benefits of buying vs. renting:
- With a “Fixed Mortgage Rate” you have a fixed monthly payment, when renting that rent can and will go up overtime…
- Future equity. If you are buying and plan on keeping your home long term, you will build up equity overtime.
- Tax advantages. There are certain tax advantages you may get that are not available for renters. I am not a CPA, so I recommend you check with them to see how this can affect you.
- Creative control. You can paint, decorate, landscape, etc… how you want.
- You do not have to worry about your Landlord deciding to sell the property you are living in and kicking you out once your lease is up.
There are many more benefits than listed above, but these are some of the main ones. Now I am not saying home ownership is right for you. But it is something to consider and at least explore to see if it is the best move or not for you personally.
As stated in previous emails, I would love the opportunity to set up a time to meet, discuss what your goals are and educate you on the entire process along with answer any and all questions you may have to see if purchasing a home is the right decision for you. There is zero pressure, no hassle and no obligation. Let me know if you would like to set up a time to talk?
Thanks again and have an amazing day!

Subject: What Can Cost You More $$$$ Than Anything Else When Buying Your Home…
Body:
What’s Shakin? How is your week going?
When Buying or Selling your next home… There is one thing that can cost you more money than anything else…
Which is choosing the wrong Realtor to work with.
Now I know what you may be thinking “Of course you are going to say this, you are a Realtor and want me to choose you, so of course you are going to say that..”
The reality is, it is true. When you are buying or selling the largest asset you own, it is critical to have the right representation. Most Realtors do not take their Clients and their Careers seriously. Well I do and I can assure you I am the right Realtor to help you accomplish your Real Estate Goals.
You need a Realtor that knows the market, that knows how to properly comp/value properties, that knows how to negotiate, that knows what inspections to order and what to watch out for, that knows the contract timelines inside and out and that will work extremely hard for you and do whatever it takes to ensure your Real Estate Goals are accomplished!
To ensure that you get the best home at the best terms and your needs are looked out for at all times at the highest level, I am the Realtor for you and I would love to help you accomplish your Real Estate Goals!
Let me know if there is anything I can do, any questions you have, any properties you would like to view, etc.. you can call, text or email me anytime!

Subject: New Builds and Open Houses… What you need to know!
Body:
Howdy! I hope your day is going great!
One very critical and IMPORTANT thing I wanted to share and educate you on is “New Builds” and “Open Houses”…
Here is the deal… The Realtor at the New Build Sales Office or the Open House represents the Seller and only the Seller. They DO NOT care about your needs and are not concerned with getting you the best deal… they are their for one purpose… to represent their client only!
So… if you are looking at “New Builds”… DO NOT visit them without me… if you step foot in the door without me… you waive your right to representation and there is nothing you can do about it at that point… CALL ME IMMEDIATELY and I will get you in there ASAP, but again if you go without me… even to “Just Look”… you 100% waive your right to have me represent you and again, the Realtor then you are forced to use if you purchase in that development…. represents the seller/builder only…. they will do everything they can to take advantage and get you for every penny…
Now Open Houses are a little different, you can go without me… so if you are driving by, see an Open House and are curious and want to stop in…. you can… just make sure to let them know you are already Committed To a Realtor…. you can then view the home and if interested call me right away… I can also meet you there to view it too but just in case you are able to view without me…
But again, you will want to then contact me so we can run all the info on the property, run comps, run values, draft an offer, do everything I can to make sure you are getting the best deal, etc…
If you were to go with the Realtor holding the open house… same as the New Build… they represent the seller and will not be looking out for your best interests…
I hope you found this information helpful and please feel free to reach out with any questions, any property questions, general questions, if you want to see a property… or need anything… Call, Text or Email me anytime!
Have an awesome day!

Subject: What If I want to buy a For Sale By Owner?
Body:
As always I hope you are having an amazing day and week!
A question I get a lot is…. “What if I find a For Sale By Owner I want to Buy?”..
Just because a home is offered as a For Sale By Owner does not mean I can’t represent you… they are just choosing to not list their home with a Realtor…
It is still available for Sale and I can represent you all the same… I have sold numerous For Sale By Owners…. and it is critical you use my services in this process…. otherwise you waive all professional representation…
And when buying one of the largest purchases you will make in your lifetime…. you need to make sure you are represented… It will NOT cost you any more money… I will get the Seller to pay my commission… and I will make it a HUGE win-win for all parties involved…
Reach out… Call, Text or Email anytime if you need anything, want to see any homes, any questions, etc… I am always available!

Subject: Important Items to Focus On When House Shopping…
Body:
Howdy, I hope your week is going awesome!
I wanted to take a quick moment to talk about something I feel is important to bring up….
When looking for your new home it is critical to focus on the major items that CAN’T be changed….. for example, let’s say you really want a pool but can’t find your “Dream Home” that also has a pool…
In this case it is important to focus on the lot size, lot dimensions… would it be possible to add a pool after purchase, etc….
Now I will do everything I can to find you your dream home… however the reality is, is that sometimes, everything you want in a home, does not always exists…. in that case… we need to focus on the things that can be changed/added/modified and the things that can’t…..
I hope you found this info helpful and as always feel free to reach out anytime if there is anything I can do to help… I am available anytime to answer questions, show you properties, etc…

Subject: Why To Not Listen To Your Emotions Why Buying Your Next Home…
Body:
I hope your day and week are going well! I want to talk to you about the importance of not listening to your emotions when buying a home…
Now this is easier said than done and why I use certain tools like my “Dream Home Form” and “Property Survey”, these help make sure you are making a decision based on your needs not emotions…
For example, you may find a home with a newly remodeled kitchen that you fall in love with. However it may be a bedroom short or lack another “Must Have” feature. Kitchens can be changed, but it may be hard to add a bedroom.
It is critical, during the process to analyze all the property features and compare those to your list of needs to ensure you are not making a quick emotional decision, but making the overall best decision based on your overall needs.
If you have any questions, would like to view any properties or need anything, please reach out anytime! I am always here to help!

Subject: {Important} Never Feel Pressured To Pay More For Your Home…

4: Any special features you are looking for in your next home (Pool, etc..)
If you can reply back with that info, I can get you a much better estimated breakdown of those costs, when they are due in the process, etc…
I hope this helps and as always please feel free to reach out anytime! Thanks again!
Sincerely,
Your Realtor

Sincerely,
Your Realtor

Subject: Next Step when Buying Your Home
Long time no talk… 🙂
I know we have been covering a lot of info…. and please remember you can reach out to me anytime… Feel free to call/text or email me anytime with any questions, if you need more info on a property, would like to go see a property, etc…
I want to make sure you know all the timelines, monetary investments, areas you are at risk, areas you are protected and again make sure you have all the information you need to make your best decision.
I have some availability over the next week, if you would like to set something up let me know and we will do so asap..
Thanks again and have an amazing day!
Sincerely,
Your Realtor
