This drip is designed around converting leads that you've Purchased or received from 3rd party websites like zillow, realtor.com, homes.com, or your brokerage website i.e. remax.net. This drip includes 45 Automated Email drips, 11 Automated Text messages, and 26 Tasks/Calls/Video Texting Tasks and is designed around converting your websites own generated online leads.

JS 3rd Party Online Buyer Leads Email/Text Follow Up Drips

#1: Answer The Buyer Leads Property Inquiry Question (see sample email below).

#2: Confirm Autoresponder email and Autoresponder text were sent.

#3: Confirm Lead is set up on 3rd Party Online Buyer Email/Text Drip

#4: Set up on Property Alerts with homes similar to the home they inquired on.

*It is recommended to also set the lead up on the call/tasks follow up drips. If you have not communicated with the lead and are not aware of their time frame, then I recommend adding the 3rd Party Online Buyer Lead “No TimeFrame Established” Call/Task Follow Up Drip. If you have communicated with the Lead and know their time frame, then set up on the appropriate “Time Frame Established” call/task follow up drip.

IMPORTANT: Most 3rd party Buyer leads initially become a lead by inquiring on a specific property. If a phone number provided, it is recommended to call immediately (within 5 minutes is idea), if no phone number included and/or you can’t reach them on the phone, it is recommended you send an email responding to their inquiry ASAP.

Sample Property Inquiry Email:

“Hi (their name),

This is (your name) with (your company). First off I want to thank you for your property inquiry on (Insert Property Address)! You had asked (repeat their question)… (insert question answer).

Also, I took the liberty to set you up on a really cool 100% free home search tool, that will automatically send you homes that meet your criteria the second they come available for sale on the market. This will help ensure nothing is ever missed. I set up your initial property search based on homes similar to the property you inquired about, which those features are (list the search criteria). In addition to that I have a series of “Educational Emails” that will be sent out, that can help a lot during the home buying process.

Is that search criteria correct? Are there any changes you want me to make? It only takes me a second to make any changes, so please never hesitate to reach out if you would like any changes made.

The first step is deciding if you will be paying cash or obtaining a loan….  Even if you are 12 months out from wanting to buy, it is still a great idea to start this process and here is why:

#1: Based on what you are comfortable with in regards to your monthly house payment, they will be able to tell you exactly what price point to look at…

#2: They can give tips and tricks on things to do to get your credit score up, even if you have amazing credit, there are always little things to do to increase it that could end up saving you thousands of dollars in the future.

#3: If for some reason you can’t qualify at this time, they can tell you exactly what you need to do in order to get yourself in a position to purchase in the future so you can start working on those steps right away..

#4: In order to put an offer in on a house, once you are ready to do so, you have to have a “Pre-Qualification Letter” or “Proof of Funds if paying Cash” with the initial offer, otherwise your offer will get immediately rejected…

Body: I hope you are having a great week! OK sorry, you may be getting sick of me saying that… I haven’t figured out a better way to start an email as of yet… so I just start with that…

But I do always hope you are having a great week!

So in the last email we discussed the importance of speaking with a Lender as soon as possible… Not sure if you have yet or not, but either way I wanted to discuss something that is absolutely critical…

Unfortunately I see this happen in the Real Estate Industry and I want to make sure it does not happen to you… which is paying more for a home than you are comfortable with…

You may get qualified for a payment amount that is more than you are truly comfortable paying when it comes to your monthly payments and the home buying process can become a very emotional process so with my Clients I always like to have an open conversation about this…

I know nobody likes the word “Budget” but it is an important word to talk about in this process…  It is really important to know your true cost of living… I recommend you make a list of all your current expenses and don’t leave anything out (below is a sample list to give you some ideas)…

You know how much money you bring home after taxes each paycheck, then start deducting your personal expenses and this will help to see what a comfortable mortgage payment will be.

Sample Personal Expense List:

  1. Car Payment
  2. Gas for Vehicles
  3. Car Insurance
  4. Cell Phone Payment
  5. Utilities (Gas, Power, Water, Cable, etc..)
  6. Groceries
  7. Eating Out/Entertainment
  8. Student Loans
  9. Yearly Clothing Expense
  10. Kids Schooling/Sports/Activities
  11. Insurance

*The list can go on and on… but it is important to know these numbers so again we can budget correctly… And the cool part about doing these is sometimes we discover areas where we are wasting money and we can give those the cut…

Subject: How Much Money $$ Does It Take To Buy a Home?

Body: As always I hope you are having an amazing day and week! 🙂

So I wanted to shoot you a quick email talking about some of the costs that go into buying your next home…

Again, my fee’s are 100% FREE to you, so you will not need to worry about paying a commission…. So then what other fees are you going to have?

#1: Loan Down Payment. This depends on the type of Mortgage Program you and your Lender decide are best for you. We see down payments anywhere from 0% (programs like VA Loans) to 20% down payment conventional loans and everywhere in between… If you haven’t already I recommend talking to a Lender ASAP to see which program is the best fit for you…

#2: Earnest Money Deposit. This is a “Good Faith” up front deposit that will be applied to your down payment or closings costs (depending on your loan type we have some clients that get this back at close)…. But this is an immediate deposit, due upon contract acceptance to show you are serious about purchasing this home.

#3: Appraisal fee… this is another upfront cost the Lender will charge for a property appraisal which is a mandate on any home that is being purchased with a loan.

#4: Inspections… we highly recommend we have the home inspected properly, by a professional to ensure the home is in acceptable condition to you..

Now these costs vary based on the purchase price, size, location, age and other variables…. However if you would like, I can get you a pretty close estimate if you can give me a few details:

   1.What price point are you looking to stay within? 2: What square foot range/size of home are you looking for? 3: What Cities/Zip codes are you looking to be in? 4: Any special features you are looking for in your next home (Pool, etc..)?

If you can reply back with that info, I can get you a much better estimated breakdown of those costs, when they are due in the process, etc…

Body: I hope you are having a fantastic day and week! I wanted to talk to you about the “Showing Process”…. And what to expect.

OK, so you’re ready to start viewing homes, what is the best way to do that and what should you expect?

#1: Eliminate… First we will want to spend some time together in front of the computer eliminating all homes that do not meet your criteria.

#2: I recommend narrowing it down to 8 max homes to view for that day. Looking at more than 8 in one day is difficult mentally, they all start looking the same, it becomes hard to remember specific details, etc…

#3: Once we view a property, before we go to the next, we have a survey for you to fill out that helps you “Grade” that house based on your needs, which we have found to be critical when showing multiple homes in a day. It ensures your needs and criteria are being met.

Again it is important to have your “Pre-Qualification” letter ready from your Lender during the showing process as if you do find “The Home”, we will need to submit the offer along with that letter for your offer to be reviewed by the Seller.

Subject: Why Should you Buy vs. Rent a Home…

Body: You may be asking yourself… “Should I rent or buy my next home?”…

Just in case you are I wanted to share some benefits of buying vs. renting:

  1. With a “Fixed Mortgage Rate” you have a fixed monthly payment, when renting that rent can and will go up overtime…
  2. Future equity. If you are buying and plan on keeping your home long term, you will build up equity overtime.
  3. Tax advantages. There are certain tax advantages you may get that are not available for renters. I am not a CPA, so I recommend you check with them to see how this can affect you.
  4. Creative control. You can paint, decorate, landscape, etc… how you want.
  5. You do not have to worry about your Landlord deciding to sell the property you are living in and kicking you out once your lease is up.

There are many more benefits than listed above, but these are some of the main ones. Now I am not saying home ownership is right for you. But it is something to consider and at least explore to see if it is the best move or not for you personally.

One very critical and IMPORTANT thing I wanted to share and educate you on is “New Builds” and “Open Houses”…

Here is the deal… The Realtor at the New Build Sales Office or the Open House represents the Seller and only the Seller. They DO NOT care about your needs and are not concerned with getting you the best deal… they are their for one purpose… to represent their client only!

So… if you are looking at “New Builds”… DO NOT visit them without me… if you step foot in the door without me… you waive your right to representation and there is nothing you can do about it at that point… CALL ME IMMEDIATELY and I will get you in there ASAP, but again if you go without me… even to “Just Look”… you 100% waive your right to have me represent you and again, the Realtor then you are forced to use if you purchase in that development…. represents the seller/builder only…. they will do everything they can to take advantage and get you for every penny…

Now Open Houses are a little different, you can go without me… so if you are driving by, see an Open House and are curious and want to stop in…. you can… just make sure to let them know you are already Committed To a Realtor…. you can then view the home and if interested call me right away… I can also meet you there to view it too but just in case you are able to view without me…

But again, you will want to then contact me so we can run all the info on the property, run comps, run values, draft an offer, do everything I can to make sure you are getting the best deal, etc…

If you were to go with the Realtor holding the open house… same as the New Build… they represent the seller and will not be looking out for your best interests…

Body: I hope you are having an amazing day and week! OK, so what is the next best step in the Home Buying Process? Glad you asked… 🙂

The first step is deciding if you will be paying cash or obtaining a loan….  Even if you are 12 months out from wanting to buy, it is still a great idea to start this process and here is why:

#1: Based on what you are comfortable with in regards to your monthly house payment, they will be able to tell you exactly what price point to look at…

#2: They can give tips and tricks on things to do to get your credit score up, even if you have amazing credit, there are always little things to do to increase it that could end up saving you thousands of dollars in the future.

#3: If for some reason you can’t qualify at this time, they can tell you exactly what you need to do in order to get yourself in a position to purchase in the future so you can start working on those steps right away..

#4: In order to put an offer in on a house, once you are ready to do so, you have to have a “Pre-Qualification Letter” or “Proof of Funds if paying Cash” with the initial offer, otherwise your offer will get immediately rejected…

*IMPORTANT… When talking with a Lender there is no obligation, no hassle and no pressure… if you do not have a Lender you know/trust, let me know, I work closely with some amazing local Lenders who do an amazing job and I can get you in touch asap…

Body: I hope you are having a great week! OK sorry, you may be getting sick of me saying that… I haven’t figured out a better way to start an email as of yet… so I just start with that…

But I do always hope you are having a great week!

So in the last email we discussed the importance of speaking with a Lender as soon as possible… Not sure if you have yet or not, but either way I wanted to discuss something that is absolutely critical…

Unfortunately I see this happen in the Real Estate Industry and I want to make sure it does not happen to you… which is paying more for a home than you are comfortable with…

You may get qualified for a payment amount that is more than you are truly comfortable paying when it comes to your monthly payments and the home buying process can become a very emotional process so with my Clients I always like to have an open conversation about this…

I know nobody likes the word “Budget” but it is an important word to talk about in this process…  It is really important to know your true cost of living… I recommend you make a list of all your current expenses and don’t leave anything out (below is a sample list to give you some ideas)…

You know how much money you bring home after taxes each paycheck, then start deducting your personal expenses and this will help to see what a comfortable mortgage payment will be.

Sample Personal Expense List:

  1. Car Payment
  2. Gas for Vehicles
  3. Car Insurance
  4. Cell Phone Payment
  5. Utilities (Gas, Power, Water, Cable, etc..)
  6. Groceries
  7. Eating Out/Entertainment
  8. Student Loans
  9. Yearly Clothing Expense
  10. Kids Schooling/Sports/Activities
  11. Insurance

*The list can go on and on… but it is important to know these numbers so again we can budget correctly… And the cool part about doing these is sometimes we discover areas where we are wasting money and we can give those the cut…

Again, my fee’s are 100% FREE to you, so you will not need to worry about paying a commission…. So then what other fees are you going to have?

#1: Loan Down Payment. This depends on the type of Mortgage Program you and your Lender decide are best for you. We see down payments anywhere from 0% (programs like VA Loans) to 20% down payment conventional loans and everywhere in between… If you haven’t already I recommend talking to a Lender ASAP to see which program is the best fit for you…

#2: Earnest Money Deposit. This is a “Good Faith” up front deposit that will be applied to your down payment or closings costs (depending on your loan type we have some clients that get this back at close)…. But this is an immediate deposit, due upon contract acceptance to show you are serious about purchasing this home.

#3: Appraisal fee… this is another up front cost the Lender will charge for a property appraisal which is a mandate on any home that is being purchased with a loan.

#4: Inspections… we highly recommend we have the home inspected properly, by a professional to ensure the home is in acceptable condition to you..

Now these costs vary based on the purchase price, size, location, age and other variables…. However if you would like, I can get you a pretty close estimate if you can give me a few details:

   1.What price point are you looking to stay within? 2: What square foot range/size of home are you looking for? 3: What Cities/Zip codes are you looking to be in? 4: Any special features you are looking for in your next home (Pool, etc..)?
