IMPORTANT: Once a Buyer or Seller has communicated their Buying/Selling Time Frame, then stop the “No Time Frame Established Call Tasks” and add/start the appropriate “Timeline Established” call task drip below.

How To Set These Up: Although these are all together on one document, ideally you want to break these up into 6 different call/task drip campaigns. The call scripts are the same, what changes is the frequency of the calls based on their goals.

In addition to the below call/tasking drips, your leads should still get the email/text drips and a Buyer Lead, they should still be receiving the daily property alert emails

IMPORTANT: I use these as my “Worst Case” follow up call reminders. Every conversation you have with a potential Buyer/Seller… If I am unable to set an appointment, I always say/ask “No worries at all, I would love to stay in touch and check in from time to time, when would be a good time to follow up in the future (if they pause, I ask if it would be OK to follow up within a few months). Whatever time frame they give me, I cut that time frame in half and manually add a follow up task to call them in addition to the below calls/tasks. If they say to not follow up and they will reach out to me, then I continue with the below schedule.

 

Buying in 6 Months or Less Action Task Plan: (Calling/Video Texting Every 30 Days Until You Set an Appointment):

IMPORTANT: Set your automatic tasks to auto task you every 30 days, auto populate your calendar. The call, voicemail and video will be identical each time and even though the lead has informed you they want to Buy within 6 months, it is recommended to have the tasks drips in place for every 30 days for 12 full months.

Every 30 Day Call:

If they answer:  “Hi (their name), this is (your name) with (your company), I wanted to do a courtesy check in call to see how everything is going, see how the property searches are going and see if you have any questions for me at this time? (pause, let them answer, answer any questions and then ask for the appointment). Are there any properties you would like to set up a time to go see?
